In 2018, Top Level Engineering teamed up with LGV Group and the design team to work on an addition to the existing office building for the Broderick One at Loudoun Gateway, located in Sterling, Virginia.

A 55,000 square foot addition

The owner desired to add a 55,000 square-foot, three-story addition to the preexisting office building, that would include:

  • 8,000 square feet of executive office space at the top of the building, with a full glass façade
  • A 7,300 square-foot roof terrace, with a custom steel trellis
  • A butterfly upper roof with cantilevered ends
  • Solar panels on the upper roof (…including a backlit American flag that is visible both day and night to passengers flying over the building to nearby Washington Dulles International Airport!)
  • A full-height curtainwall system in the northwest corner of the building.

To maximize efficiency, TLE utilized a steel frame with composite steel beams with lightweight concrete and the stair and elevator shafts as part of the gravity and lateral systems. The building addition was joined to the existing building, so that both halves would work as one structure when completed.

Joining a new addition with existing space

The first challenge was to determine how to fit the new addition to the existing building and to tie the floor and roof diaphragms together to act as one. Also, the architect wanted to maintain a similar look and feel to the original design, while tweaking different features for the addition so that the entire building looked like it was built at the same time. Luckily, the owners planned well for a future addition. Extra bricks were on hand from Phase 1 that blended easily with new bricks for Phase 2, and while the roof framing required reinforcing to support a new roof terrace – little modification for the floor framing was needed.

Working directly with the design team and the owner was a fantastic process. As the design took shape, the owners and designers collaborated easily to meet the project requirements. The result is a beautiful office building that offers open and well-lit spaces that are welcoming to all who visit.

New spaces and neighbors for TLE

At the time of construction, TLE already occupied a space within the building – and watching our design work unfold right next to us was a special treat! Periodically, we would take staff to the construction site at the end of the hall to gain first-hand knowledge of the construction process. These types of lessons were invaluable.

Since construction was completed in the spring of 2018, TLE has occupied a luminous suite of expanded offices on the second floor of the Broderick One at Loudoun Gateway, where we have been able to work comfortably and socially-distant during COVID times. Many lively lunches and socially-distant happy hours have been spent on the rooftop terrace, enjoying the breathtaking views of Loudoun County and the beautiful Blue Ridge Mountains beyond.

TLE is very happy to call the Broderick One at Loudoun Gateway home, and have enjoyed seeing our new neighbors move in. Our hope is that they will love their new spaces as much as we do.
